They opened up the old ledger before quoting and showed us the rot behind it. The new deck is wider, the stairs finally land where we actually walk, and the price never moved from the written quote.
We used to eat outside maybe ten weekends a year. With the roof, the heaters and the cedar ceiling we are out there in March. The 3D plan looked exactly like what got built.
Our old balcony swayed every time someone walked across it. The new deck feels like the floor inside, the glass railing keeps the whole valley in view, and the space underneath stays dry.
They ran the HOA approval and the city permit at the same time and kept everything inside our lot limits. Weekend dinners moved outside for most of the year.
