The Pine Lake yard before
A 1990s home on a lot backing onto a recorded wetland buffer, with an impervious-surface allowance nearly used up by the house and driveway.
Designing for Pine Lake
A freestanding pavilion at the edge of the usable yard, oriented to evening sun, over a ten-foot kitchen island with a grill, side burner, sink, refrigerator and a wood-fired pizza oven, plus a seat wall facing a fire table. Permeable pavers under and around it kept the project within the lot's impervious limit.
The Pine Lake structure
Four 8×8 fir posts on engineered footings with knee braces for lateral stability, fir beams and rafters, and a standing-seam roof. The island frame is welded aluminum with cement board, stone veneer and granite.
Building it in Pine Lake
HOA approval and the city permit ran in parallel. On site: excavation and permeable base, footings and frame, roof, kitchen island and utilities, then pavers and finishing.
The Pine Lake result
A destination at the back of the yard that the family uses for weekend dinners through most of the year, within the lot's limits and clear of the buffer.
