Screened Porches in Kirkland & the Eastside
A screened porch keeps the outdoors and keeps out the rain, wasps and mosquitoes. On the Eastside a screened porch costs $40,000 to $120,000 built, depending on size and roof, and the step up to a three-season room with removable glass panels makes the same space usable from March to November.

How a screened porch is built
- Base: a new deck structure, an existing deck reinforced, or a concrete slab.
- Roof: a full roof matching the house, tied in with flashing; this is the largest cost line.
- Framing for screen panels: posts and top rails sized for the roof and the screen system.
- Screens: fiberglass, pet-resistant or solar screen mesh in spline frames that can be rescreened.
- Ceiling, fan, lights and outlets.
- Flooring: composite or tongue-and-groove porch boards that drain.
- Screen door with closer.
Design choices
- Low knee walls or full-height screens: knee walls protect screens from furniture and pets; full height keeps the view.
- Flooring that sheds water: rain still blows in through screens.
- A ceiling fan for summer air and a heater for spring and fall evenings.
- Matching roof pitch and trim to the house so the porch reads as original.

Screened porch questions
Can I convert my existing covered deck into a screened porch?
Often yes, if the roof and posts are sound. Screen framing is added between the posts and the deck is checked for the extra weight.
Will rain blow in?
Some, on windy days. Porch flooring and furniture should be outdoor-rated, or glass panels go on the weather side.
Do screened porches need permits?
Yes, for the roof and the structure.
How long does it take?
Three to six weeks on site after the permit, depending on the roof.
Does a screened porch add value?
It adds usable outdoor space that buyers in wet climates value, and it costs much less per square foot than an addition.
