How Much Does a Deck Cost on the Eastside?

A new deck on the Eastside costs $45 to $130 per square foot installed, which on a typical 300-square-foot deck means $15,000 to $40,000 at ground level and more when the deck is elevated, covered or finished with glass railing. This calculator narrows that range to your size, material, height, railing and city, and adds the permit cost so the number is one you can plan around.

How the estimate is calculated

  1. Base cost per square foot for the decking material, including standard pressure-treated framing, footings, ledger flashing and joist tape.
  2. Height multiplier: taller posts, bracing and engineering for elevated decks.
  3. Railing: linear feet times the per-foot cost of the system chosen.
  4. Stairs: fixed ranges by stair type.
  5. Extras: per-square-foot or fixed ranges.
  6. Roof: priced at the covered-patio rate for the roofed area.
  7. Permit: the city's likely fee range for that deck's height and roof, from the same data the Deck Permit Checker uses.

What the calculator does not include

Hot tub reinforcement, outdoor kitchens and fire features, which are priced on their own pages; landscaping repair outside the work area; unusual access such as cranes; and geotechnical reports on mapped hazard slopes.

Why decks cost what they cost here

Labor and the structure under the boards make up more than half the cost of most Eastside decks. The boards are the visible choice, but the footings, framing, connectors and ledger work are similar whatever goes on top, which is why upgrading from entry to premium decking adds less than people expect, and why elevation adds more. Size, shape and stairs move the number too; Planning a Deck Layout shows where the square feet earn their cost.

Deck cost questions

Why does height change the price so much?

Taller posts need bigger lumber, lateral bracing, engineering and more labor on ladders and scaffolding. Above about six feet, the structure is a significant share of the cost.

Is the railing really that expensive?

On an elevated deck, often 20% to 40% of the total, especially with glass. On a ground-level deck under 30 inches, a railing may not be required at all.

Does the estimate include removing my old deck?

Only if the tear-out box is checked.

How accurate is it?

For a straightforward deck, the fixed quote after a site visit usually lands inside the range.
