Frequently Asked Questions

The questions we hear most often, each answered on its own. Follow the links for depth.

Cost

How much does a deck cost on the Eastside?

$45 to $130 per square foot installed, depending on material, height and railing. A typical 300-square-foot ground-level composite deck lands around $20,000 to $35,000. The Deck Cost Calculator narrows it for your project.

What makes a deck expensive?

Height, railing type and stairs, more than the decking itself. Glass railing on an elevated deck can cost as much as the boards.

How much does a covered patio cost?

$90 to $180 per square foot for an attached roof, depending on roof style and finishes. Covered Patio Options Compared sets the roof styles side by side.

Is the quote really fixed?

Yes. The written quote is the price unless you change the design, or unless opening an old deck reveals hidden damage, which we price separately and show you before proceeding.

Materials

Composite or cedar?

In shaded, low or damp spots, composite. In sunny, raised, airy spots with an owner willing to oil it, cedar is excellent. The Composite vs Cedar tool compares costs over time for your yard. Our Composite vs Cedar guide explains why.

Which composite brand do you use?

Trex, TimberTech and Fiberon, chosen to suit the look and budget. We bring samples to the design visit.

Does composite get hot?

Dark colors in full afternoon sun do. Lighter colors and PVC boards run cooler.

What railing is best for a view?

Glass for a clear view, cable for a nearly clear view at lower cost. See Railings & Stairs.

Permit questions

Do I need a permit for my deck?

If any part is more than 30 inches above the ground, it has a roof, or it carries a hot tub, almost certainly. Some cities require permits for any attached deck. Check with the Deck Permit Checker.

Do you handle the permit?

Yes. We prepare the drawings and submit them, along with any tree, critical-area or HOA packages.

How long do permits take?

A few weeks for a straightforward deck; longer for covered structures, hillside decks and lots with shoreline or tree review. Deck Permits on the Eastside Explained walks through each step.

Process and timing

How long does it take to build a deck?

One to two weeks on site for most decks, after the permit. Covered structures and kitchens take two to five weeks. When to start planning works back from a summer date.

What happens at the design visit?

We walk the yard, measure, look at sun and drainage, inspect any old deck, and talk about how you will use the space. About an hour, free. The whole sequence is on How We Work.

Do I need to be home during the build?

Not all the time. We need access to the work area and, for ledger work, sometimes to an interior wall.

Do you build in the rain?

Yes, for most stages. Concrete and some finishes wait for suitable weather; we plan around it.

Repair and replacement

Can my old deck be resurfaced?

If the framing is sound and spaced correctly for the new boards. We inspect before advising. See Repair or Replace?

My railing is wobbly. Is that dangerous?

It means the post connection has loosened or rotted. Have it repaired before anyone leans on it.

Do you do deck inspections?

Yes, with a written report. See Deck Repair & Inspection.

Maintenance

How do I maintain a composite deck?

Wash it once or twice a year and keep the gaps clear of debris. No sealing or staining.

How often should cedar be refinished?

Every two to three years with a penetrating oil in this climate. See Deck Maintenance in a Wet Climate.

How do I deal with moss?

Keep gaps clear, improve airflow, and wash shaded areas with an appropriate cleaner each spring.
