Deck and Outdoor Living Builder in Kirkland, WA
Hans Construction is based at 12006 98th Ave NE in Kirkland, and Kirkland yards are where most of our decks go. The city's mix of lake-view slopes, mature tree cover and 1960s to 1990s homes with tired original decks keeps us busy from Houghton to Finn Hill, and our crews are rarely more than fifteen minutes from any job.

Kirkland yards and what they need
Lots sloping toward Lake Washington with views from the main floor. Second-story decks with glass or cable railings, and covered sections so the view is usable in the rain.
Wooded lots under tall firs and cedars. Composite decking that tolerates needle drop and shade, careful footing placement around protected tree roots, and decks raised for airflow.
Flatter suburban lots with 1980s and 1990s pressure-treated decks reaching the end of their framing. Deck replacements, paver patios and outdoor kitchens.
Older and infill homes on smaller lots. Compact decks, pergolas for definition, and porches that fit the street's character.
Kirkland permits for decks and patio covers
Kirkland's Building Division requires a permit for decks more than 30 inches above grade, for covered structures, and for decks supporting hot tubs. Submittals include a site plan, framing plan, footing and ledger details. Kirkland also reviews tree retention closely: footings near a significant tree's root zone may need an arborist's input, and on wooded Finn Hill and Juanita lots this shapes where the deck can go. Lots near Lake Washington and Juanita Bay may fall under shoreline rules. We handle the submittal and the tree review together. What the city reviews, and how long it takes, is in our deck permit guide.
Things we design around in Kirkland
- Protected tree root zones on wooded lots, which set footing locations.
- Steep lakeward slopes needing engineered footings and bracing.
- Shoreline jurisdiction near the lake.
- HOA material and color rules in many Rose Hill and Kingsgate subdivisions.
- Needle and leaf drop that favors composite boards and wider gaps.

Kirkland deck and patio questions
Where is your shop?
12006 98th Ave NE, Kirkland, WA 98034. Visits to the office are by appointment; most clients meet us in their own yard.
Do I need a permit for a deck in Kirkland?
If any part of it is more than 30 inches above the ground, if it has a roof, or if it carries a hot tub, yes. Low ground-level decks often do not. The Deck Permit Checker covers the details.
Can I build a deck near the big fir in my yard?
Usually, with footings placed outside the critical root zone and the deck cantilevered or spanned over it. The city may require an arborist's plan.
How long does a Kirkland deck permit take?
A few weeks for a simple elevated deck with a complete submittal; longer with tree or shoreline review.
