The Newcastle Highlands yard before
A sloped back yard below a main-floor door, with an aging deck too small and too weak for the hot tub the owners had bought.
Designing for Newcastle Highlands
A new deck at door level with the hot tub recessed so its lip sits eighteen inches above the deck, a louvered roof over the tub area, a cedar privacy screen toward the neighbors and a removable access panel for service.
The Newcastle Highlands structure
The tub sits on its own reinforced concrete slab below the deck, independent of the framing. The deck and roof posts land on engineered footings; the site's mine-hazard designation required a geotechnical review, which confirmed standard-depth footings. Electrical runs to a dedicated disconnect within sight of the tub.
Building it in Newcastle Highlands
Slab and footings first, then framing around the tub, decking, roof installation and screen.
The Newcastle Highlands result
A hot tub used year-round, sheltered when it rains and open when it does not, at a comfortable height for getting in and out.
